It's "The Interview" tomorrow.
Whichever which-way, could get quite lubricated afterwards. Assuming I'm not deported immediately...

I had a lovely weekend in Leeds: two aviation museums, a chocolate labrador (less fattening than eggs) and a trip to the Alt-Berg boot factory. jimc has been recommending them for years and now I have a pair of my own!

spanner
so, a spanner has been thrown into the works of my house purchase, in the form of a truly horrible survey result (which includes 'possible structural issues') and a dramatic under-valuation of the property
now seeing if sellers are willing to play a bit of 'reduce your price and get a structural engineer's report' ... if they are, then we are still on game ... if not, then it's back to the $@£*& drawing board |

genie, what type of survey was this? i.e.:
Mortage Valuation Homebuyer's report Building survey Home condition survey I'm assuming it was a 'Homebuyer's report'. These are often alarmingly pessimistic it seems. Don't panic! |

it was a homebuyer's report jim - i had it done at the same time as the property valuation. and yes, it was very pessimistic indeed

not really. apart from knowing that the loft room isn't actually a room at all - just some boards and carpet laid over the ceiling joists, with bodged insulation and poorly installed velux - the major issues of 'possible structural movement in the gable wall', and the fact that a chimney breast has been removed in the kitchen without any proof that the one in the bathroom above has been reinforced - will all require 'invasive' investigation by a qualified engineer.
the surveyor also included some really daft things, such as the fact that there isn't a bannister to the stairwell (so what??), ivy is overgrowing on the back fence (so i'll get out the secateurs) and that the shed roof needs re-doing soon and there isn't safety glass in the window. |

On the more serious stuff... The loft clearly hasn't been properly converted to building regs - not necessarily the end of the world if you just want to use it as a store room, but if it's priced and marketed with this as a room then it really needs taking into account on the price you pay. The gable wall and chimney breast (same wall?) is definitely the one to be concerned about and is the sort of thing that will be spotted by every potential buyer so they are going to need to be addressed sooner or later. |

Genie so sorry. Hope it goes well for you. If there is truly some structural damage (sounds like there is and not cheap) i would think it would have been under valued. Strange. Can you confirm if the current owner knew? That should help with a price decrease if you can. They will have to deal with on the next buyer as well. People over here turn their garages into apts. When you do that you can't reflect the "upgrade" in your selling price because it's illegal. Good luck

Sorry to hear that Genie.
I swear the next place we buy will be exactly like we want it. My family has been though two broken water heaters (one caught fire, one burst and flooded the downstairs), 5 yes five basement floors, complete renovation as we are living in the house, and currently in the midst of a bathroom remodel. I am so tired of something being worked on because the previous renovation was one of those "flippers" who did enough work it looked nice when we moved in. Now cracked bathroom tiles... Etc. one issue we had was when the burst pipes downstairs (requiring all of downstairs to be replumbed) dampened the dry wall. Well previous couple owners had dogs, not housebroken and pissed all over the walls. The flippers just drywalled over the old filthy dry wall so the floor brought smells. And repairs. So tired of home ownership. I hope your experiences are better than mine. If you feel any warnings or red flags, you should listen to your feelings. God speed and all that. I really hope all gets sorted for you so you get the place. |

It's stories like that that made me buy a brand new house last time.
It has it's downsides but at least you know what you are getting. |

cheers for the words of wisdom all i've now spoken to my mortgage adviser and the next step is to ask the sellers if they'll agree to pay for a structural engineer's report. if not, i'm taking my ball and going home... and they may very well be left with a white elephant on their hands, as the survey results have effectively rendered the property 'unmortgagable without further investigation.' ouch. very glad not to be in the seller's shoes right now....

well, i'll be super annoyed if i have to start the house search all over again, but that's nothing compared to the frustration i'd have experienced if i'd bought a property with significant problems....
on to more exciting things .... jim's interview waiting eagerly on the news and hoping we don't get a request to collect you from the airport on thursday morning. |

The interview itself was very straightforward, no deep searching questions. All documents now being sent 'for review', and if that's OK I should expect the green card within 90 days. I do hope it's sooner, I've stuff to attend to in the UK. |
