ooh yes i would consider giving space to some tools jim i seem to have an enormous amount of loft space. you don't happen to have a mitre box do you?

panic is starting to subside a bit, but i expect it'll be a good long while before i get to grips with the responsibility of property ownership. i also expect i'll find new things to obsess about every day Facepalm emoticon

Genie. I know the feeling.. Sometimes I wonder what it will feel like when I get the keys. I reckon that I will walk into the new house and have exactly the same reaction as you. I have already allocated a renovation budget of about a fifth of the house's purchase price to get it in shape.

Decisions for starters and I haven't even walked in yet; two new upstairs bathrooms, one of which will need a new window and blocking off the opening to the master bedroom. Downstairs will need the underfloor heating (old and inefficient) removed and replaced with radiators. Oh and the whole thing will need redecorated and recarpeted

Doug, you've got a bit more cash to throw at problems than i do my biggest fear is having to use my kitchen extension money to sort out something banal and expensive like reinforcing foundations in the bay etc.

but I don't think that'll be necessary. the small cracks in the plaster that freaked me out yesterday look at lot less scary today laminate floor in the front bedroom has been completely taken up, to reveal a very sound wooden floor underneath. I'll sand and paint that next week. The fireplace hearth is a bit knackered, but the old cast-iron fireplace itself is in lovely shape. there's going to be a round of replastering needed in both upstairs rooms at some point, but that can wait.

Congrats. Old houses always need something. The house i grew up in, was over 200 years old and wooden. More upkeep than brick i would think. You have some excellent people who do plaster. My friend who just died, brother's from England (their mom was Irish and they lived in England when they were young) and he does proper plastering. He's always going on about the people who think they know how here. Laughing emoticon Back to my house. If you tore down anything you went from round nails to square nails to wooden pegs. House was framed perfectly. Not a bit out of place except for the formal dining room which had a small open seam in the ceiling. Come to find out that was the rage in the 1700's. They left an opening for the "bad spirits" to get out. Since there were no funeral homes back then i used to envision dead people still hanging out in the house. Laughing emoticon Pics when you get it done please

Don't worry about small cracks - all older houses have some settling scars. Polyfilla, as Kitty suggests, or complete re-plastering - cheaper than you might think.

While the weather isn't freezing cold - get the heating completely serviced and sorted (system flush, boiler re-furb) - your extremities (particularly yours!) will thank you come January. Consider getting a boiler service contract - it's the only domestic appliance insurance of any sort that I've ever taken out or needed. About £10 a month if your budget runs to that.

the boiler is one thing i'm not particularly worried about - it's fairly new, and a reliable brand (Worcester), and the bloke who comes to service the boiler in my present flat has offered to come and look over the boiler and heating system for free, as a moving-in present (so all those cups of tea and listening to his problems have paid off then ).

Jim, who was your service contract with? I remember you saying you were happy with them, and my budget will certainly accommodate a tenner a month.

Mitre box or not - the eaves storage space is copious, I'll never fill it - so as long as it's nothing tremendously heavy, I'm happy to act as custodian

It might not suit you with a friendly chap willing to come to your aid, but it certainly suits me while I'm out of the country most of the time.

I might well have all sorts of 'household' tools (including tiling, plastering and decorating stuff) that'll need a lodging place - as I hope when I move there'll be nothing major needing to be done. 8) There's no point in my storing it at my elder son's place - he self-admittedly can't even change a light-bulb. All the bike tools will be down there though.

Whatever, let's wait until you either need something or I actually move.

My last boiler was a Worcester and so is my brand new one-top quality for me. You should spray for woodworm if you are exposing the floorboards-much easier than doing it afterwards.

A bit remote, but nice. There's a good camping shop (Cotswold Outdoor), but I don't really know anywhere else round there. I drive past the turn-off from the dual carriageway when I go to visit my parents.

We did pull off the main road at Cricklade (quite near to you, if you're where I think you are) a month or so back when we were getting hungry, and had great food and beer (brewed on the premises) at this pub http://www.theredlioncricklade.co.uk/ which I'd recommend to anyone.

I met one of my next-door neighbours today - his name is José, his house is even more crooked than mine, and he rides a scooter

for those who aren't following my exciting 'Leafy Suburbia' album on farcebook, here is a nice picture of my front bedroom (aka office) after an inordinately long time spent prepping the floor for paint. There was some sort of greasy crap all over the floorboards near the hearth that took ages of scraping and sanding to shift. it's now all wiped down with white spirit and ready for the first coat of paint tomorrow.

Hi all. Back from hols. Had to put a watch and shoes on to go back to work today, in rain, straight into a traffic jam on the M1 = rubbish Facepalm emoticon Otherwise, tanned, chilled and chipper. It can't last LOL Laughing emoticon Will post a couple of pics soon.

Well done on the house Genie. My dad had a Victorian house for a while. He used to say it'd never fall down but the walls were so solid he used to burn through drill bits and drills mounting anything in 'em.
